The Update

I’m getting tired of ‘the list(s)’ so here’s an update instead:

We are listing the house first thing in the morning on June 1st. Then we will be able to have the Broker’s Open (realtors’ walk through) the next day. We are listing whether or not every last thing is done. The kitchen is a couple of knobs away from completion and we’ll be painting the ceiling in the kitchen, dining room and hallway here within the next day or so. A little trim will go up and some touch up painting in some of the rooms will be done.

Right now there is mud drying on the ceiling in the kitchen and near the hallway. Once it’s dry I’ll “touch sand” it and put the last coat on. When that’s dry we’ll put on the texture. Pray that we get this texture right. We are on our third try. I’ve got some sand and I’m going to mix it with mud myself to see if we can match it up. I am sooooo happy Dave Jones was here yesterday to point us in the right direction with this texture. I know it was a provision from God because if he wasn’t I also would have done a coat of drywall mud with lumpy, junky mud that should be thrown out. I got an excellent lesson from Dave in applying the mud (and he did more than half of it for me!! :)

Dave also is probably more than halfway done with the vinyl repairs. Then we have a list of about 3 other things for him to do and then he can finally have his evenings back!

Then we will be on to the cleaning and staging phase. We do still need to borrow a small dark brown or black (hopefully round) table for our dining room (or maybe spray paint our old one). We would also like to set up our guest room with a twin bed (this need has been met!). Today I’ll be hauling some things into the garage for our yard sale Friday and Saturday (8 am to noon) so that should clear out the basement pretty well. I'm going to spray some weeds and do a little mowing and we'll make a trip to the dump and that should clean up the yard enough.

The List(s)

The 'must do' list' :

a. Put up baseboards and trim on main level.

b. Ceiling repairs on the main level (in process).

c. Hallway drywall repairs, living room window sill, master bedroom window sill.

d. Texture touchups on the dining room, master bedroom and living room walls.

e. Paint the hallway and dining room.

f. Paint main level interior doors and trim.

g. Paint ceiling on main level.

h. Touch up paint on walls in living room and master bedroom.

i. Replace front door.--Dave Jones

j. Clean and stage.

k. Put up plywood ceiling in the breezeway.

l. Scrape the eaves of the roof where paint is peeling.(done May 21st!)

m. Paint the eaves and the breezeway ceiling (DONE Sat. May 20th at 11 am).

n. Drywall in the basement needs to be repaired. There is a huge piece of drywall on the ceiling missing and then there are various holes that need to be patched with drywall. Only patch them for now and then if time allows we can come back and mud and tape them.

o. The siding needs to be repaired and trimmed and patched where necessary. (Dave Jones) There is also some caulking or patching needing to be done on the weather stripping on the picture window and little things like that.

p. Prime and paint the cabinet doors in the master bathroom.

q. ‘Pretty up‘ the basement fireplace by removing the fireplace screen and cleaning out the fireplace and arrange some logs in it.

r. We also need to stage the basement with getting all of our person stuff out and arranging furniture and an office.

s. The stairs need to be painted and a handrail installed.

t. The front stoop: the handrail is loose and needs to be attached to the house.—Dave Jones

u. Install an exhaust fan in the basement bathroom (hook up to existing vent).

v. Yard work: clean up and rake out second driveway, edge second driveway with rocks, I need to spray the weeds and do a little mowing before listing day (June 1st!),finish rock wall for bamboo, pile and bag sticks, remove renovation garbage from wood piles, lay gravel under garden bench.

w. Wash the outside of the house
